- The maximum number of guests is 16 adults (any more could result in municipal fines which will be the responsibility of the RENTER). It is the RENTERS responsibility to request permission from the OWNER if they plan to have more than 6 visitors to the property at once
- RENTER agrees to comply with the below RULES AND REGULATIONS affecting the area and rental premises. They also agree to ensure all their guests are aware and comply:
- No smoking inside, use ashtray provided outside to prevent fires
- Limit sound outdoors past 11PM
- We ask you not use things that could damage the house (i.e.: tape on walls), cause excessive pollution on the grounds (i.e.: sidewalk chalk, water balloons, confetti, etc) or require a large draw on the house’s power or water (i.e.: pool, bouncy castle). Fee of $150 for any found, plus cost of any repairs
- Activate the burn permit (instructions on fridge) prior to lighting bon-fire and ensure it is properly extinguished before leaving it
- Do not move furniture from inside to outside
- Garbage bags are to be tied by RENTER and placed in storage container on far side of garage. Recycling is to be placed in appropriate bins and placed in the same storage container.
- RENTERS are to bring their own beach towels. The sheets and bath towels supplied by OWNER are to remain on the property.
- Please leave the house + property the way you found it (garbage free, furniture in place, tidy)
- RENTER will not bring pets without permission from OWNER. It is the responsibility of RENTERS to clean up after their pet + ensure their pet does not cause damage.
- The RENTER agrees to report and pay the OWNER for any damages to the premises and property, including but not limited to, furnishings and household items, which occur as a result of the RENTER’s occupancy. Damages does not include normal wear and use
- The RENTER may not sublet or transfer this agreement without the written consent of the OWNER.
- The OWNER or designated agent may enter the premises at reasonable times, with or without notice, for the purpose of making repairs and inspections.
- If the RENTER violates any of the conditions of this agreement, or limitations outlined, the OWNER may terminate this agreement and enter the premises by force or statutory proceedings, in which case any moneys paid by the RENTER will be forfeited by the RENTER as liquidated damages.
- The OWNER shall not be responsible for any accident or injuries occurring to the RENTER or guests of the RENTER on this property or premises.
- The RENTER must be contactable at all times while guests are on the rental property.
- Use of the Sauna is at your own risk. It is the RENTER’s responsibility to be cautious when using. The RENTER agrees that the OWNER is not liable for any injuries.
- The RENTER hereby agrees to reimburse the OWNER for any penalty that may be imposed on the OWNER by any court by reason of any violation upon the premises through fault of the RENTER herein, his/her family members or guests.
- The RENTER certifies that he/she has carefully read the limitations the OWNER has set forth in this contract, including limitations on the number of persons permitted to occupy the premises, and agrees that if specified limitations are exceeded without the written consent of the OWNER, the OWNER shall have the right to cancel this agreement. In the event that it becomes necessary to cancel this agreement as provided for in this clause, any monies paid by the RENTER will be forfeited as liquidated damages.
- The OWNER is not financially responsible for any loss of municipal power (hydro) during your stay.
- OWNER agrees to provide the following:
- Furnished house with sleeping for 16, including TV, couches, tables + chairs
- Clean linens + pillows on every bed + 16 towel
- Basic living supplies: shampoo, conditioner, body soap, paper towels, hand soap, toilet paper, paper towel, dishwasher detergent, dish soap, dish cloth, garbage bags
- 2 Kitchens each including fridge, dishwasher, plates, cutlery/utensils/knives, serving trays & bowls, cups/mugs, coffee maker. In the event there is an issue causing any of these to be missing, the OWNER and RENTER will work together on a case-by-case issue to find the best solution.
- Outdoor seating + BBQ with propane
- Firepit area + 1 wheelbarrow of firewood per day
- Sauna + Firewood
